Insuring Houses
**Owner-occupied or tenant-occupied, from one to four families**
Coverage for 1 to 2-family homes which are occupied by the owner.
Preferred Homeowners – for homes less than 30 years old with no farm-type exposures
- Personal Liability coverage is included for vacant acreage
- New Home Credit already applied
- Credits for non-smoker, fire extinguisher, dead-bolt locks & central station alarms are available.
- Home is occupied at least six months of the year
- Superior maintenance with smoke alarms installed
- Thermostat-controlled central heat – no chunk wood stoves
- All vacant land included in Personal Liability
- Incidental Office occupancy may be permitted
- Guaranteed Replacement Cost (125% cap) is available
- Inland Marine coverages can be added
- Modular Homes are eligible
Standard Homeowners
- Personal Liability coverage is included for vacant acreage
- New Home credit if less than 30 years old
- Renovation Credits available: Electrical 5%, Heat 5%, Plumbing 5% if within 30 yrs & Roof 5% if within 10 yrs.
- Credits for non-smoker, fire extinguisher, and dead-bolt locks are available
- Thermostat-controlled central heat – supplementary heating allowed
- All vacant acreage is included in personal liability.
- Farm Liability coverage required only if there are any large farm animals harbored on the premises or any farming done.
- May be available for Double-wide manufactured homes
- Central Station fire/smoke and burglary alarm credit available
- Inland Marine coverage's can be added
- Permanently Installed Generators are available for credit. (Portable Generators are not eligible.)
Dwelling Fire Policy (Fire Pack)
- May be occupied by tenants (does not need to be owner-occupied)
- Liability coverage can be added - Personal Liability, Farm Liability on premises only as applicable.
- Amount of coverage can be specified individually for the house and contents
- Perils Forms include Basic Perils, Broad Form Perils or Special Form Perils
- If eligible, theft of personal property can be added. (Owner occupied, primary residence.)
- Farm Barns and Structures can be added (basic perils only, wind optional)
- Inland Marine coverages on Livestock, Machinery and personal items
Coverage for Single Wide Manufactured Homes (Mobile Homes)
Mobile Homeowners Policy
- New home credit up to 10 years old
- All vacant acreage included in personal liability.
- Credits for non-smoker, fire extinguisher, dead-bolt locks & central station alarms are available.
- Thermostat-controlled central heat
- No supplemental heat allowed (no solid fuel burning devices)
- Farm Liability coverage required only if there are any farm and/or large animals harbored on the premises or any farming done.
- Farm structures, livestock and machinery can be added
- Flat roof mobile homes limited to basic perils
- Inland Marine coverage’s can be added
- Permanently Installed Generators are available for credit. (Portable Generators are not eligible.)
Coverage for 1 to 4-unit tenant-occupied houses
Landlords Policy
- Includes Lessors Liability coverage for tenant occupancy
- The building owner may occupy an apartment in the building (3-4 unit dwellings, Additional coverage will be needed for the building owner’s personal liability and contents)
- Owner occupancy credit available.
- Credits fire extinguisher and dead-bolt locks are available
- Optional coverage for contents, loss of rents, glass and vandalism
- Includes Equipment Breakdown coverage automatically
- Alarm or Fire Protection system credits are available
- Permanently Installed Generators are available for credit. (Portable Generators are not eligible.)
- Property whos owners reside within 20 miles and provide the maintenance for the insured dwellings are eligible for credit.
- Dwellings built within 20 years are eligible for credit.
- Basic grant of med pay is $5,000/$25,000
- Limited incidental farm activity/coverage permitted. Basic perils on "farm" buildings (excluded from Cov. B) ALT-F required. Farm operators income must be less than 50% of tenant/owner income. Note: A 100% tenant farm would still require writing in the Fire Pac Program.
