Insuring Mobile Home Parks
Mobile Home Parks can be insured on a special package policy called a Special Multi-Peril policy, which includes property and liability coverage
- Primary activity is a mobile home park with 5 or more units
- No campgrounds, seasonal or transient occupancy, no short-term rentals
- Roadways must be well maintained with no potholes
- All units owned or on rented sites must be fully skirted
- Grounds must be well maintained – no junk vehicles or debris
- Overhead wiring must be a minimum of 13 feet above the ground
- Insured property must be in good repair with good stair railings and lighted public areas
- Service appliances such as electric meters must be set well back from the roadway
- Speed limits must be posted
- Any recreational or store operations must be approved in advance by the company
- There are separate property rates for park-owned mobile homes, office and utility buildings
- There are separate liability rates for park-owned homes and sites rented to others
