Insuring Motels
Motels can be insured on a businessowners policy, which includes property and liability coverage
- Primary activity is a Motel not over two stories in height, minimum five (5) units
- Year around occupancy must average 65%
**If less than 65%, call your underwriter before binding coverage** - Seasonal occupancy permitted with surcharge and a minimum occupancy rate of 50% in season
**If less than 50% occupancy in season, DO NOT BIND** - Combined Building, Business Property, and Loss of Income coverage total, not to exceed $750,000 without prior approval of your underwriter
**Capacity limitations may apply, please call your underwriter before binding** - Motel operator has three years' experience as an owner or manager
- All outside pools must be completely fenced with all applicable rules and hours clearly posted
**NO DIVING BOARDS**- If diving board is present, risk is INELIGIBLE - Coverage on all motel buildings is required (Contents - only policies are not eligible)
- Property in good repair; stair railings in place, well-lighted steps and public areas
- Smoke Detectors required in every room, all hallways and foyer areas
- If a Motel with a Restaurant:
1. Restaurant sales less than 25% of total sales acceptable for this card
2. Restaurant sales more than 25% of total sales - call your underwriter before binding
Any other business pursuits than motel, or if recreational activities conducted on premises; ie., boats, playgrounds, horseback riding, tennis, hayrides, docks, miniature golf, driving ranges, etc., please call your underwriter for rating and eligibility
